- I can't give you an official answer, but a few educated guess.
- Ability words are like flavor text. They add no function and are italic. Its most practical use is to search for gather.
- Landfall is a Zendikar mechanic, so only cards from the two Zendikar blocks use the landfall ability word.
- It is not uncommon that there are similar mechanics in exist in keyworded and non-keyworded form in magic, compare Ghostflame Sliver to Forerunner of Slaughter for example.

Oracle back-errata
A Reddit thread has pointed out that the Oracle wording of some non-surveil cards has been updated to use surveil. The redditor u/cardologist thinks it happened some time between the Unfinity/40K release and October 6, 2022.
In making that update, outlined on Talk:Surveil, I've run across this Blogatog post[1] that Mark Rosewater confirms Landfall has also recieved the same promotion to deciduous mechanic and the ability word has be errata'd onto a number of older cards.
